Get started in real estate without using banks
Co-Living
Room-by-room rentals that cash-flow harder than a standard lease — screening, house rules, and keeping the peace.
Buy & Hold
Buying to hold long term, and funding it without waiting on a bank to say yes.
Capital Raising
Securing funding from individual lenders instead of institutions, structured so it protects everybody at the table.
Mid-Term Rentals
Travel nurses, insurance placements, corporate housing. The strategy most people in the room are asking about.
Fix & Flip
Finding it, funding it, fixing it and getting out — without the surprises that eat the spread.
Multifamily
Small multifamily up through 24-unit deals. Underwriting, operations, and the financing that makes it work.
Commercial
Where we're actively buying right now. Bigger checks, longer timelines, different rules.
Business Acquisition
Buying cash-flowing businesses instead of building one. Seller financing is your friend here.
Storage & Laundromats
Semi-absentee cash businesses. Equipment, margins, and what the numbers actually look like.

The two of us
Wired in opposite directions
We run a lending company, an investment club and a rental portfolio together—and we are built almost exactly opposite. That turned out to be the advantage rather than the problem.
She underwrites the deal, reads the documents nobody else reads, and has closed north of 450 transactions doing it exactly that way.
He finds the people, makes the introductions, and is usually three moves ahead of where the business actually is today.
Left alone, one of us would over-engineer it and the other would outrun the paperwork. Together we tend to land somewhere useful—and that is the same balance we have tried to build into this room. Big thinking, honest numbers, and nobody selling you a dream from the front.
It is why the meetup is free, why there is no pitch at the end, and why we would rather you walked out with one real relationship than ten business cards.
What we're building
What our meetups look like
Real conversations
Built around real relationships and real opportunities. Networking, creative finance education, deal breakdowns, private money conversations, guest speakers, and practical workshops.
What you'll walk out with
Stronger connections, better deal clarity, practical feedback. The goal isn't to sit in a room and take notes — it's to meet the right people and leave with next steps.
Who should come
Investors, wholesalers, agents, private money lenders, business owners and operators. Brand new or actively closing — this is built for people who want to take action.
From operators, not gurus
Playbooks
Straight, practical walkthroughs. Plain English, no filler.
Build Your Buy Box
Get specific about what you're buying so the right deals find you — and so the room can bring them to you instead of you chasing them.
Protect Yourself as a Lender
Paperwork, position, and the questions to ask before your money leaves the account. The stuff people usually learn the hard way.
Raise Capital
How to have the conversation without begging, and how to structure it so the lender says yes and sleeps at night.
Free · no login needed

Deals
Posted by members. Every deal expires after 30 days so nothing goes stale.
Capital
Two lanes. Both start here.
I Have Capital
You want your money working, secured, and placed with people who have been vetted in person.
- Secured by real property, first position
- Terms in writing before a dollar moves
- You choose your own terms and timeline
- No obligation on anything we send you
I Need Capital
You have the deal. You need the money to close it, and you need it to be simple.
- Straight answer, fast, not a two week maybe
- Fix & flip, buy & hold, multifamily, commercial
- Built for people who close, not people who browse
- You keep control of your deal
Get it under contract first
Nothing gets looked at, analyzed, or underwritten before there is a contract. Put the property under contract, then submit it. That is the process, and it is the fastest way through. There is no step before it.
Groups

Approvals
New profiles wait here until you say yes. Nobody appears in the directory before that.
My deals
Post a deal
Step 1One line. The way you'd say it out loud.
Numbers, condition, exit. Enough that somebody can say yes or no.
Up to 10. This is the first thing anybody looks at, so lead with the money shot.
Got a Google Drive folder already? Drop it here and it shows as a link on the card.
Your deal goes up on the board and into the review queue at the same time.
Deal submitted
It's in the queue for review. Once it's approved it goes up on the board with a 30 day clock.
Contact details are never shown. Ask for an intro and they decide whether to share them.
Request an intro
One or two lines. Be specific, it doubles your odds of a yes.
They get your note and can accept or decline. If they decline you are not told, and nothing is shared either way.
Intro requested
They have been sent your note. If they accept, you will both get each other's details.
Leave a review
Stick to the experience. Keep it clean and keep it factual.
Show it. A finished-job photo if it went well, or the evidence if it did not.
Reviews are approved before they appear.
